What will the home inspection cover?

The entire house from foundation to roof. All parts of the home that the inspector can see without tearing out walls. All systems and items that convey will be inspected and tested.

Some systems that will be performance tested and observed are:

Electrical system and lighting Plumbing system and fixtures Heating and Cooling systems Windows and Doors Roof, Chimney, Vents, Soffits, Gutters and Downspouts Appliances Foundation and walls, floors, ceilings, stairways Fireplace(s) Structure and Basement/Crawl Space or Slab Exterior: Brick, Siding, Trim, Garage And more.

Following the home inspection, the sellers will be noticed of any defects and given an opportunity to make repairs or compensate the buyer for the defect(s).

That's good news. Before the days of home inspections, buyers might not find out about defective electrical or plumbing or leaking roof, or other problems until long after settlement.

What will it cost??
Home inspection fees are based on the price for the house/square feet. Example:

• A home inspection on a $200,000 house will cost approximately $250.
  
• A home inspection on a $500,000 house will cost approximately $500.
